FOR CONSTRUCTION PROJECTS, WE PROVIDE THE FOLLOWING SERVICES:

• Create a full package of architectural details and drawings in CAD or 3-D models to clearly communicate design intent to builders including.
  • Demo and floor plans.
  • Elevations and detailed product specifications for millwork, flooring, lighting, plumbing, ceiling/wall/floor finishes, hardware, etc by trade.
• Provide a detailed package of KMND specified architectural finishes and fixtures for contractor by sub-contractor category.
• Refer qualified architects, general contractors, landscape designers and trades for your project.
• Coordinate with the architect and builders to oversee implementation of the design plans ensuring adherence to the design intent and quality of work.
• Procure materials and finishes we have specified.
• Complie, organize and present an Owner’s Manual of all warranties and instruction manuals that are available for appliances and plumbing fixtures prior to move-in.
• Provide Owner’s copy of the KMND specifications for your records and future reference.

FOR DECOR PROJECTS, WE PROVIDE THE FOLLOWING SERVICES:

• Develop CAD or 3-D models illustrating the designed space and furniture plans.
• Design, detail and supervise the manufacture of custom elements in including furniture, furnishings, and accessories for your project.
• Detail and supervise manufacture of all custom elements.
• Provide procurement and management services for the purchasing, custom manufacture, storage, white-glove delivery and installation of all furnishings, fabrications, and equipment we specify.
• Guide you in art acquisitions for your project or refer you to qualified art consultants.
• Assist with locating your art and correct installation.

In our process, we lead you through a curated line of questioning that reveals all the essential layers required to develope the direction for your project – including timeline, scope and budget.

PHASE 2:

DESIGNING, DEVELOPING, AND CONNECTING YOUR INTERIOR WORLD TO THE EXTERIOR WORLD OUTSIDE YOUR DOORS.

Think inspirational reference points: what movie backdrops, fashion icons, songs or locations, colors reverberate with you, describing your ideal space? In this discovery process, the design concept is developed. We create floor plans and elevations presenting finishes and materials illustrating the vision created in collaboration with you – our client and muse. The final results are presented to you for approval before moving on to implementing and realizing the vision.

PHASE 3:
CRAFT THE VISION

PROCUREMENT AND PROJECT MANAGEMENT IS THE DETAILED SERVICE WE PROVIDE TO ENSURE THE HIGHEST STANDARD OF EXCELLENCE IN EXECUTING DESIGN INTENT, BUDGET MANAGEMENT, AND PRODUCTION OVERSIGHT ASSURING YOU OF A BEAUTIFULLY REALIZED END RESULT.

This is the deep dive of bringing the vision to life. It’s selecting, directing and overseeing the artists, craftspeople, workrooms, contractors and application of materials that will make your environment sing. After 20+ years in the industry, these are the thoroughly vetted, hand-picked partners we collaborate with to ensure our standards are met. This phase involves the procurement of specified FF&E (furniture, fabrics, and equipment) including purchasing, production, continuous oversight of the overall project and regular reports to keep you informed. This is the hardest phase of the project where you can feel in the dark about what is happening and when is this going to be done?! So our team works closely with everyone involved, and communicates regularly with you, throughout the process, to ensure a successful result that is beyond your dreams.
